ACI works collaboratively with our clients through all phases of project delivery to help owners navigate agency requirements and regulations. Unearthing regulatory requirements starts with discovery of local zoning and development standards. Site investigation is also essential at the inception of a project and continues to be integral through entitlements, environmental review, permitting, and construction.

Our knowledge and experience provide insight to effectively develop strategies to expedite entitlement clearances, determine how to present projects to gain consensus on reasonable impact mitigation measures, and facilitate permitting. We also ensure compliance with all regulations, codes, ordinances, and conditions of approval.

ACI reviews available data, such as municipal and state codes, general Plan documents, zoning and land use maps, and reports on land rights, permitting, and engineering requirements for a comprehensive assessment of your project’s needs. We submit to the client a Site Investigation Report (SIR) outlining findings, agency fees, processes, timelines and any hurdles addressing the project viability.

We manage the submission of all necessary forms and documentation for every application, including conditional use permits, planning entitlements, utilities, off-site encroachments, and building permits. We identify, negotiate, and process the related fees, and closely monitor the progress of each project-related issue and submittal, coordinating all entities involved to obtain jurisdictional approvals.

ACI continuously follows up with approving agencies, examining any objections, issues, or concerns they may have. We coordinate between agencies and their different departments in order to keep your project on schedule. This includes updating progress schedules, fee assessments and negotiating terms with each jurisdiction.

We review compliance with all agency conditions of approval during the bidding process through construction administration. Once construction is complete, we process and submit all necessary sign-offs and paperwork to complete the project close-out and ensure permit compliance is complete.
